Use of the deposit: Landlords can benefit from a tenant`s deposit for four (4) general reasons, all or part of the deposit: subletting contract – A tenant who decides to rent land he currently occupies in a lease agreement with the landlord. As a general rule, the tenant must receive written confirmation before authorizing a subtenant. If the tenant rents too late, the landlord can send him a 3-day delay that requires the tenant to pay all the sums earned (including penalties) or to evacuate the property. If the tenant does not do both, the landlord can initiate eviction proceedings. Roommate agreement – Suitable for roommates (living in the same rent) for clearly defining their obligations and duties towards each other.
